Smart home staging in today's market is said to be a cross between a "beauty pageant and a bidding war." Before you get too creative though, be careful to
avoid the following staging pitfalls:
MAKING IT TOO HOMEY
Avoid making your house too homespun with knick-knacks and personal touches. Buyers like to see a "blank canvas" they can see their own personalities in.
I've seen sellers placing frames with the manufacturer's photos, put champagne flutes by the bathtub and a full tea party on the terrace. Your best bet however is to create a clean clutter-free, open spaced home with real attributes and simple touches. Think single vase of flowers or bowl of fruit instead of entire holiday-set table.
THE OUT OF SIGHT,
OUT OF MIND APPROACH
Many people de-clutter by simply trying to hide their things in the closet, attic, basement, or garage. Buyers look everywhere! Store items off-site, give them away, or have a garage sale to clean out
as much space as you can for best results.
